How to review a real estate investment opportunity
Questions investors should ask about the asset, structure, legal position, risks, development plan and possible exit before participating.
Understand what your capital supports
Ask whether the opportunity is linked to an identified project or a separate property-backed structure. The agreements should explain the asset, your rights, contributions, costs and how proceeds are intended to be distributed.
A real estate investment opportunity should be assessed on its own terms. Past outcomes or target returns do not guarantee a future result.
Ask what has been checked
Understand what title, document, approval, feasibility and financial checks have been completed, who completed them and what remains open. Legal due diligence and commercial assessment answer different questions and both may matter.
If the particular deployment project is not disclosed, ask how the structure works and what information and rights you receive before committing.
Consider the risks and the exit
Property values, construction costs, approvals, sales, liquidity, counterparties and legal proceedings can affect timing and outcome. Ask how an exit is expected to happen and what happens if the plan changes.
